We'll tell you what your house is worth to us, and how we got the number.

Most cash buyers hand you a figure and hope you don't ask questions. We show you the math on every offer, including what we make. Then you decide.

  • ✓No repairs, no cleaning, no showings. We buy it exactly as it sits, contents included.
  • ✓No commissions and no fees charged to you. Closing costs are ours.
  • ✓One walkthrough at most, and we can do it by video. No parade of strangers through your house.
  • ✓An offer is not a contract. You can say no and never hear from us again.

The process

Four steps, and you can stop at any one of them.

Nothing here binds you until you sign a purchase agreement, and even then you have an inspection window.

STEP 01

You tell us about the house

Address, rough condition, and what's going on. You do not need to know the repair costs. You do not need to clean anything or send photos.

About 5 minutes

STEP 02

We do the work

We pull recent comparable sales, estimate the repair budget, and build the offer worksheet. If a walkthrough helps, we'll ask. We can also do it by video.

Same day to 1 business day

STEP 03

You see the number and the math

We send the offer with the full breakdown: what we think it's worth repaired, what repairs cost, what we're making. Ask us anything. Say no if it isn't right.

Your timeline, no expiration games

STEP 04

Close at a title company

A licensed title company or closing attorney handles the money and the deed. Never us directly. You get a wire or a certified check at the closing table.

10 to 21 days from signed contract

Full disclosure

How we actually make money, in plain English.

Nova Property Solutions is a real estate investment company. We are not real estate agents, we do not list houses, and we are not paid a commission by anyone.

When you accept our offer, we sign a purchase agreement with you. From there one of two things happens, and you'll know which one before you sign.

Sometimes we close on it ourselves and either renovate and resell it or keep it as a rental. More often, we assign the contract to a vetted cash buyer in your market who does the renovation. They pay us a fee for finding and packaging the deal. That fee is the difference between what they pay and what we agreed to pay you.

People hear "assignment" and assume something is being done to them. Here is what it actually means for you: your price does not change, the terms you agreed to do not change, and the contract you signed is the contract that gets honored. The buyer at the closing table may have a different name on the paperwork than the person you spoke to.

We put the assignment language in the agreement in writing, we tell you our fee, and if you would rather we not assign it, say so and we will tell you honestly whether we can still do the deal.

Our margin is not a secret we keep from you. It's a line item on every offer we send.

The worksheet

What an offer actually looks like.

Here is a real-shaped example on a three bedroom that needs a roof, HVAC, and a kitchen. Your numbers will differ. The format won't.

Our offer worksheet
Example · 3BR / 1.5BA · Deferred maintenance
After-repair valueWhat it sells for renovated, from 4 recent comps $260,000
Estimated repairsRoof, full HVAC, kitchen, paint, flooring −$48,000
Buyer's resale costsAgent commission, closing costs, 5 months holding −$29,000
Buyer's required profitNobody renovates a house for free −$26,000
Our assignment feeDisclosed in writing on your agreement −$10,000
Your offer, net to you $147,000
Out of pocket from you: $0. No commission, no closing costs, no repairs, no cleanout, no holding costs, no appraisal, no inspection contingency.
If you listed it instead
Same house · Repaired first · Sold retail
Sale priceAfter you complete the renovation $260,000
Repairs you pay forUp front, out of your pocket, before listing −$48,000
Agent commissionTypically 5 to 6 percent −$13,000
Seller closing costsTransfer tax, title, concessions −$6,500
Holding costs5 months of taxes, insurance, utilities, payment −$8,200
Your net, roughly 6 months out $184,300
Out of pocket from you: about $48,000, spent months before you see a dollar back, on a renovation that may run over and a sale that may fall through.

Read that honestly: listing nets more money. In this example it's about $37,000 more. Anyone who tells you a cash offer beats a retail sale on price is lying to you, and you should stop talking to them.

What a cash offer actually buys is certainty and speed with nothing out of pocket. If you have $48,000 in cash, six months of patience, the stomach for a contractor, and no urgency, list it with a good agent. We'll even tell you that on the call. If you don't have all four of those things, the gap starts looking very different.

Be honest with yourself

When you should not sell to us

  • The house is in good shapeCosmetically dated is fine, but if it would pass an inspection today, list it. You'll clear more money and the market will find you a buyer.
  • You have time and cash for repairsEvery dollar of renovation you fund yourself is a dollar you don't hand to an investor.
  • You just want to know what it's worthAn appraisal costs a few hundred dollars and is a better tool for that than any cash buyer's opinion.
  • Someone has pressured you into a deadlineReal offers don't expire in an hour. If you're being rushed, by us or anyone, walk away and call a real estate attorney.
Where we help most

Situations we work with every week

  • Inherited or probate propertyOften out of state, often full of a lifetime of belongings. We buy with everything still in it and can work alongside the estate's attorney.
  • Behind on payments or taxesPre-foreclosure, tax delinquency, an upcoming sheriff sale. Timing matters enormously here, so call sooner rather than later.
  • Major repairs you can't fundFire or water damage, foundation, roof, a failed septic, code violations, an open permit.
  • Tired of being a landlordWe buy occupied, with tenants in place, mid-lease, and with a problem tenant.
  • Divorce, relocation, or a house in two statesAnything where the calendar matters more than squeezing out the last five percent.
Protect yourself

How to vet any cash buyer, including us.

This industry has real operators and real predators, and from your kitchen table they look identical. Use these five on every company you talk to.

Ask them to show their math

A legitimate buyer can explain the after-repair value, the comps behind it, the repair estimate, and their own margin. Anyone who says "that's just what we can do" is hiding something.

"Walk me through how you got to that number."

Ask if they're assigning the contract

Most will. That isn't a problem. Hiding it is. The answer should come immediately and be written into the agreement, not discovered by you at closing.

"Are you closing on this yourself or assigning it, and what's your fee?"

Make sure a title company holds the money

Earnest money belongs in escrow at a licensed title company or closing attorney, never in a buyer's personal account. You are allowed to pick the title company.

"Which title company, and can I choose my own?"

Read the cancellation terms before you sign

Know your inspection window, what happens to earnest money if they back out, and whether anything gets recorded against your title. Watch specifically for a memorandum of contract.

"What happens if you cancel, and will anything be filed on my deed?"

Never pay a fee to sell your house

Not an application fee, not a processing fee, not a "release" fee to get out of a contract. Money moves toward you in this transaction, never away from you.

"Is there anything at all I'm expected to pay?"

Have your own attorney read it

A few hundred dollars for an hour of a real estate attorney's time is the cheapest insurance in this transaction. We will never discourage it, and we'll wait.

"Take all the time you need to have this reviewed."

Questions

The things sellers actually ask us.

Is this a scam?

It's a fair question and you should keep asking it of everyone, including us. Here's what makes a transaction safe rather than any promise we could make: the money moves through a licensed title company or closing attorney, not through us. You sign a standard purchase agreement you're free to have reviewed. Nothing is ever asked of you financially.

Use the five checks in the section above on us the same way you'd use them on anyone else. If we ever fail one of them, don't sell us your house.

Are you going to lowball me?

Our offer will be below retail market value. That's not a lowball, that's arithmetic, and the worksheet above shows exactly where every dollar of the difference goes. Repairs, resale costs, the renovating buyer's profit, and our fee.

What we won't do is give you a number without the math behind it, quote high to get a contract signed and then renegotiate after inspection, or pretend the offer is close to what a listed sale would bring.

What is an assignment, exactly?

A purchase agreement is a contract giving someone the right to buy your house at an agreed price. An assignment transfers that right to another buyer, who then closes on it under the same terms you agreed to.

Your price and the terms you agreed to do not change. The practical difference to you is that the name on the closing paperwork may not be the company you first spoke with. We disclose this in writing in the agreement, every time.

Do I have to accept the offer?

No. An offer is information, not an obligation. There's no fee for getting one, no penalty for declining, and no contract until you sign a purchase agreement. Say no and we'll take you off our list if you ask.

What does it cost me?

Nothing. No commission, no listing fees, no closing costs on your side, no repairs, no cleanout, no staging, no inspection you pay for. The number on the offer is the number that gets wired to you, minus only what you already owe on the property, such as a mortgage payoff, liens, or unpaid property taxes.

Can you actually buy in my state?

We work nationwide. In markets where we don't hold property ourselves, we work with vetted local cash buyers and closing attorneys who do, which is exactly what the assignment process is for.

If we genuinely can't serve your market or your property doesn't fit what our buyers want, we'll tell you that on the first call instead of stringing you along.

How fast can this close?

Ten to twenty-one days is typical, and the limiting factor is almost always the title search, not us. A clean title with no surprises can go faster. Probate, unknown heirs, unreleased liens, or a contested divorce will take longer, sometimes considerably.

We'll give you a realistic window once we've seen what's on title rather than a number designed to sound impressive, and we'll tell you as soon as anything changes it.

The house is in terrible shape. Is that a problem?

No, and you don't need to apologize for it either. We buy houses with active leaks, mold, fire damage, hoarding conditions, failed septic systems, open code violations, and decades of deferred maintenance.

You do not need to clean, remove furniture, or haul anything away. Take what you want to keep and leave the rest. That's genuinely easier for us than an empty house we have to guess about.

There are tenants in it. Can you still buy?

Yes, occupied and mid-lease, including situations where the tenant hasn't paid in months. We'll need the lease and the payment history. Please don't start an eviction on our account before we've talked, since in some cases a sitting tenant makes the property worth more to our buyers, not less.

I'm behind on payments and a sale date is coming.

Call rather than fill out the form, and do it today. Pre-foreclosure timelines are set by state law and by the court, not by us, and options narrow sharply as the date approaches.

Be aware that selling is not your only option, and depending on your equity and timeline it may not be your best one. Loan modification, reinstatement, forbearance, or a short sale might serve you better. A HUD-approved housing counselor will discuss all of those with you for free, and we'd rather you make that call first.

It's an inherited house and I'm not even sure I can sell it yet.

Very common. Whether you can sell depends on whether the estate has gone through probate, whether you've been appointed executor, and whether other heirs are involved. We work with estate attorneys regularly and can close once the estate has authority to convey.

If probate hasn't started, we can talk now and time the closing to when it clears. There's no cost to having the conversation early.

What if I owe more than the house is worth?

Then a cash sale probably can't work without your lender agreeing to accept less than the full payoff, which is called a short sale. Those are slow and the bank drives the outcome, not us. Tell us your approximate balance on the first call and we'll tell you straight whether there's a deal here.

Will anything get filed against my property?

We do not record a memorandum of contract or any other instrument against your title. Some buyers do this to prevent you from selling to anyone else, and it can cloud your title for months after a deal falls apart. Ask every buyer you speak with about this specifically.

Are you real estate agents?

No. We're an investment company buying for our own account or for our buyer network. We don't represent you, we aren't paid a commission, and we owe you no fiduciary duty, which is precisely why you should have your own attorney review anything before you sign it. We say that on every call.

How did you get my address?

If we contacted you first, it came from public records such as county tax rolls, recorded filings, or property databases built from them. Nobody gave us your information privately and nothing was taken from anywhere non-public.

If you'd rather not hear from us, say so once and we'll remove you permanently. Reply STOP to any text or tell us on the phone.

About Nova Property Solutions

Nova Property Solutions is a real estate investment company run by Samir Ford. We buy single family homes, small multifamily, and land directly from owners across the United States, in any condition and in most situations.

We're a small operation rather than a national call center, and we work the way a small operation has to work: by being straight with people. We can't outspend the large buyers on marketing, so the only durable advantage we have is that sellers who talk to us tell other people to talk to us.

That's the whole reason this page shows you our margin, tells you when listing beats selling to us, and teaches you how to check up on companies like ours. A seller who understands the deal closes calmly and refers their cousin. A seller who felt worked over does neither.

If you want to talk to a person before you fill out anything, call or text (610) 545-5454. You'll reach us, not a queue.
